What are the benefits to our community?
The East of Harry Stoke New Neighbourhood will bring over 1,600 much-needed new homes, including affordable and socially rented options, increasing housing availability in North East Bristol. It will feature a new local centre, a primary school, a community hub, and over 19 hectares of public open space. The project also includes significant infrastructure improvements, such as better transport links, pedestrian and cycle paths, and sustainable drainage systems. These enhancements are designed to benefit both new residents and the existing community, fostering a connected, thriving environment.
How is this new neighbourhood sustainable?
The East of Harry Stoke New Neighbourhood prioritises sustainability through low-carbon measures like solar PV panels, heat pumps, and energy-efficient construction materials. Electric vehicle charging points will be standard across many homes. Green space is a core part of the development, complemented by ecological enhancements such as bird boxes, bat bricks, and pollinator-friendly landscaping.
The neighbourhood also features extensive walking and cycling networks, sustainable drainage systems, and travel plans to reduce reliance on cars and promote greener travel options.
How many of these new homes will be 'affordable'?
Approximately 28% of the new homes in the East of Harry Stoke New Neighbourhood will be designated as affordable housing. This includes options for rented accommodation, shared ownership, and accessible homes. Across the entire development, this equates to at least 454 affordable homes, providing vital housing options for various income levels.
When will the new neighbourhood be completed?
The development of East of Harry Stoke New Neighbourhood is being undertaken in phases. Completion timelines for the two sites are as follows:
North site
- Phase 1: 150 homes by summer 2025.
- Phase 2: 177 homes by winter 2028.
South site
- Phase 1: Construction of 144 homes underway, with completion due in 2025.
- Phase 2: Construction of 143 homes began in 2023, due to complete in 2026.
- Phase 5: Planned to commence in late 2025, subject to planning consent. The new community hub will be constructed by the time the 750th home is completed.
- Phases 3 and 4: Planning to begin construction from 2027, subject to planning consent.
